Hunter R. Miley is the President and Managing Broker/Owner of Total Property Solutions, Inc. (TPS), based in Pleasant Hill, CA. He has been in the Real Estate Business since 1992. He also carries a General “B” Contractors license and several Specialty Licenses (C-33 and C-15). Hunter is a member in good standing with National Association of Realtors, California Association of Realtors, Contra Costa Association of Realtors and the National Association of Residential Property Managers.
His career in real estate started on the construction side of things after 17 years in the restaurant business. “I started by sweeping the floors and cleaning the toilets. One day a carpenter didn’t show up and the foreman asked if anyone knew how to frame, I raised my hand.” His drive to succeed advanced him up the ranks in record time. He eventually started buying houses, remodeling them, refinancing and cashing out, then doing it all over again. He built his own portfolio of rental properties before entering into the management of other people’s assets.
TPS now manages units covering the entire East Bay area of San Francisco, CA. They are a leader in the industry of full service property management that also provides complete construction/home improvement/prelisting services to the Realtor and Homeowner community.

Christine has worked in property management, real estate development and construction for most of her career and has served as our Controller for the last 6+ years. “I started out as an escrow secretary for a large real estate office, followed by working for an escrow company and a title company. I have managed the accounting for high end custom home builders and property management companies. Senior Property Manager - Single Family Homes
Julie Scrabis has been the Senior Property Manager of the Single Family Home and Commercial divisions at Total Property Solutions since 2006. Prior to joining TPS, she was an Assistant Property Manager for a large residential property management company where she was recognized as Assistant Manager of the Year. With over 20 years’ experience as a property manager, Julie is not only a valuable asset to TPS but our communications leader and the go to person for all things property management-related. Her devotion to our Core Values of “Dedicated, Engaged, and Willing” is evident in all she does and she is a favorite of owners and tenants alike. Julie lives in Walnut Creek with her husband and their daughter works for Disneyworld in Florida. In her spare time, Julie loves to bake, spend time with her family and friends, and explore the many things the Bay Area has to offer.

We have been dealing with Total Property Solutions since January 2013, and Julie Scrabis has been our main contact person. I asked a business associate who manages large condo associatons for a referral and he said to contact her. She has been very responsive to any issues that have come up, and there have been a few. The tenants contact them directly and then Julie contacts me with what is going on and recommends what should be done and we discuss it and then they take care of it very quickly.
We needed a lot of work done to the condo to get it ready for rental and they are licensed contractors and did the work themselves. They did an excellent job. They also have vendors that they deal with regarding heat and air, appliances, etc. that we have used and have been happy with them too.
Once the condo was ready to be rented they interviewed people and did all the background checks and then came up with a few of the best candidates for us to choose from. The tenants that were chosen are still there and they have been excellent tenants.
I highly recommend TPS. They have made our life so much simpler. We do not have to deal with all the little things that come up or being called in the middle of the night with problems.

Assistant Property Manager
Yesenia has worked for TPS since 2012. She is bilingual in Spanish and English and is able to give our tenants and clients any assistance they may need in understanding lease terms, any requests or questions they may have. She started off filling in for the onsite manager at a 64 unit apartment complex. As TPS gradually grew she came to help out in the office. She started by answering phones, filing and posting rents she is now the Assistant Property Manager and does it all; accounts payable, accounts receivable, maintenance requests, tenant needs and owner requests.
Prior to joining TPS, Yesenia worked for a small bank then became a mother and started teaching at an after school program where she worked for five years. Although TPS is her part time job, Yesenia’s full time job is at home with her husband and four children. She has one in preschool, elementary school, middle school and high school.
