Many renters will find out about available properties by talking to their friends and family members, so make sure you get the word out in your own network when you place a property on the market. Remember to tell your current tenants about anything you have available. Usually, tenants like to pick their own neighbors, so they might have some candidates in mind when you tell them there is a vacancy or a home available.

Real estate agents can also be a great resource when you are looking for tenants. They often work with clients who are relocating to the area, and if those clients want to take their time looking for a place to buy, they might need to rent a place for a year or two. Establish some good relationships with real estate agents so you have access to those potential tenants who need a rental home while they are hunting for a house.

As we have said before, undesirable tenants will shy away from properties that are advertised with professional signage. It shows them that a property manager is involved, and that we know what we are doing.
